We organize and supervise agreed tasks, monitor progress, and follow up on issues. Some services may be performed directly when agreed; specialized work may be carried out by qualified third-party providers. Responsibilities and expenses are established in advance.

Owner Concierge
Personalized support for your visits, arranged around your preferences and agreed ahead of time: home preparation, initial provisioning, transportation through appropriate providers, owner requests, and support for private guests. Availability, scope, and additional charges are confirmed in advance. Our services are tailored to privately owned residences, second homes, and the personal needs of their owners.

Included Management Responsibilities
Every residence has different systems, maintenance needs, and patterns of use. Following an introductory property walkthrough, we define an appropriate scope of care and a clear basis for working together.
Dharma offers customized recurring property management arrangements and separately quoted services. Your agreement identifies the inspections, oversight, maintenance planning, contractor supervision, reporting, and follow-up included in your recurring arrangement.
Additional Operational Services
Housekeeping, laundry, pool and garden services, provisioning, and other operational tasks are identified separately. Your agreement states which services are included and which require an additional quotation.
Third-Party Provider Expenses
Specialist labor, materials, supplies, transportation, and other provider charges are distinguished from Dharma’s management fees. Approval and payment arrangements are agreed with you.
Special Requests & Extraordinary Work
Work outside the agreed scope is assessed separately. Scope, availability, and costs are confirmed through the approval procedures established with you.
